  • Warranty For Interior Decoration Carpentry

    Many of us, after spending a lot money on purchasing a New House, entrust the carpentry work/Interior Decorations to some carpenters or some people styling as Interior decorators.

    We do not enter into any Warranty.

    The Carpenter, Interior decorators tell you that the raw material they have used is the best and the Wood will last for Ten years, other things like door handles, Fittings will last Five Years.

    There seems to be no format available.

     

    I am providing a Format, which may be customized.

     

    This may be cross checked with your lawyer.

     

    Stamp paper of Rs 25 will do.

     

    But gentlemen do not need agreements, but others can  break it at will, whatever the Clauses!

     

     

     

    Warranty.

    This Agreement of Warranty is executed between,

    ……., S/o ……., Aged  years , residing at  …………………………………….                      ,hereinafter called Party of the First Part,

    And

    Mr./M/s ………S/o , engaged in the business of Interior work/decoration of Homes.’ Residing/located at,……………………………………………

    Hereinafter called Party of the Second Part,

    Whereas party of the Second Part approached party of the First Part to do Interior decoration, Carpentry work of the residence of party of the First Part, described in detail in the annexure and  Party of the First Part having agreed to give him the Work for a consideration of Rupees  /- ( …….. ) as per specifications of the Party of the First Part,

    And the Party of the Second Part, having completed the work  and Party of the Second Part , having paid the agreed consideration of Rupees…….,in full, to Party of the First part

    Now enter into an Agreement of Warranty on the Following terms and conditions.

    1. Party of the Second part shall replace without any cost, damaged, defective wood used in the work done at the property of the party of the First Part, for period of Ten Years.

    2. Cost here includes the cost of replacement of such wood that might need replacement and the labour cost involved in carrying out this work.

    3.This replacement of parts used in the work such as Doors, Handles, Faucets ,Door Knobs, Latches, Hinges, Padlocks, springs  and this warranty for these items will be for a Period of Five Years, bells, shelves, screws, hangers, hydraulic equipment, fixtures and kitchen baskets.

    4. This Warranty includes ,

    4. During such period, the Party of the Second Part shall replace, without any cost, the defective, malfunctioning components, items, to the Party of The First Part.

    5. Here Cost denotes cost of the material replaced and the labour charges involved therein.

    6.In such an event the party of the Second Part , not being able to fulfil this Warranty, Party of the Second Part, shall pay to party of the Second Part ,a sum equivalent to the cost of the material/s to be replaced and the labour charges involved in repairing/installing the same.

    7.The Cost ,in such cases, will be determined by the party of the First part , at market rates, including labour and party of the Second Part shall ay the Party of the  First Part the amount on the claim made by Party of the First Party prior to replacing, reinstalling of such components, products .

    8. Limitations.

    Limitations: Materials/Components

    Laminates, Veneers / Finishes / Hardwoods – 10 years

    Electrical lamps, Ballasts, Transformers – 5 years

    Fabrics, pneumatic lifts, foam – 5 years

    Custom products built to customer specifications – 5 years

    Seating foam padding – 5 years

    Seating metal accents glides – 10 years

    Seating wood frame – 10 years

    Seating High Use Items – 5 years

    (High Use Items include, but are not limited to, table arms, electrical components, ganging mechanisms, pneumatic lifts, and polymer based components)

    9. The Warranty will come into Force effective September 1(First of September), 2013.

    10. Any dispute arising out of this agreement is subject to ………….Jurisdiction.

  • Concessions Privileges Senior Citizens Details

    Yesterday I posted on Free Pilgrimage facilities for the Senior citizens.

    I was requested to post on a List of concessions for the Senior Citizens in India.

    Here is a List.

    Senior Citizens Concessions.
    Indian Railways Concessions for Senior Citizens India

    1.Income Tax Rebate.

    Income tax rebate upto an income of Rs. 1.85 lakh p.a.

    Higher rates of interest on saving schemes of senior citizens.

    A Senior Citizens Savings Scheme offering an interest rate is 9% per annum on the deposits made by the senior citizens in post offices has been introduced by the Government through Post Offices in India doing savings bank work.

    Private banks also offer.Watch out for their announcements.

    2.Travel.

    1. Reservation of two seats for senior citizens in front row of the buses of the State Road Transport Undertakings.
    2. Some State Governments are giving fare concession to senior citizens in the State Road Transport Undertaking buses and are introducing Bus Models, which are convenient to the elderly.

    In Trains.

    Men – 60 years and aboveWomen – 58 years and above

    – traveling for any purpose.

    — 40% in all classes– 50% in all classes

    — Also in Rajdhani/ Shatabdi/ Duronto trains

    Wheel Chair facilities are available at Most Railway Stations.

    Check with the Railway Station Master.

    For the Disabled.

    Orthopaedically Handicapped/ Paraplegic persons alongwith an escort (cannot travel without escort) traveling for any purpose — 75% in 2nd class, SL, 1st class, 3AC, AC chair car– 50% in 1AC and 2 AC

    — 25% in 3AC & AC Chair Car of Rajdhani/Shatabdi trains

    — 50% in MST & QST

    — One escort is also eligible for same element of concession

    2 Blind persons traveling alone or with an escort for any purpose
    3 Mentally retarded persons traveling with an escort for any purpose

    13 Ostomy patients – traveling for any purpose.
    14 Patients suffering from Aplastic Anaemia travelling for treatment/periodical check-up to recognized hospitals by Mail/Express Trains. — 50% in basic fares of  SL, AC-2-tier, 3AC, AC chair car classes.
    15 Patients suffering from Sickle Cell Anaemia travelling for treatment/periodical check-up to recognized hospitals by Mail/Express Trains. — 50% in basic fares of  SL, AC-2-tier, 3AC, AC chair car classes.

    Air Travel Facilities.

    A Senior citizen of Indian Nationality, permanently residing in India and should have attained the age of 63 years on the date of commencement of journey.

    Required Documents:

    Any valid Photo ID with date of birth e.g., Voter’s ID card, Passport, Driving license, senior citizens ID card issued by Air India etc .

    Discount:

    50% of Basic fare of normal economy class fare

    Travel:

    Any sector within India.

    Ticket Validity:

    1 Year from date of issue

    Advance Purchase:

    Not required. Ticket can be purchased any time

    Date/Flight change, Cancellation & Refund:

    Permitted – Fee applies

    3.Telephones.

    1. Faults/complaints of senior citizens are given priority by registering them under senior citizens category with VIP flag, which is a priority category.
    2. Senior citizens are allowed to register telephone connection under N-OYT Special Category, which is a priority category

    4.Judiciary.

    1. Courts in the country accord priority to cases involving older persons and ensures their expeditious disposal.
    2. Under the Old Age Pension Scheme, monthly pension is given at variable rates to the destitute old by various State Governments/UT Administrations.

    A senior Citizen is one who has completed 65 years in the case of a man and 58 years in the case of a Lady.

    The Central Government is considering the lowering the age of Senior Citizens from the present 65 years to 60 years.

    “The state government has proposed to bring the age of senior citizens down from 65 years to 60 years. This would mean 30 lakh more people under the senior citizen category, taking the total number of beneficiaries to 1.30 crore.”

  • Calendar 2014 Hindu Festivals Printer Country Friendly

    I used to , till some four years back, search for an Almanac at Home  to find an auspicious day or date.

    I also used to collect calendars , at least two of them, one, a Monthly Sheet and another A Daily Sheet.

    No longer.

  • How To Apply For Building Licence BBMP Bangalore

    I am posting information from  BBMP the procedure, processes to be followed while planning to construct, modify a building.

    “3.0 BUILDING LICENCE
    3.1 Licence – Every person who intends to erect or re-erect a building or make material
    alterations or cause the same to be done, is required to obtain a licence from the
    Authority.
    3.2 Application and documents to be submitted with the application – Every person
    who intends to erect or re-erect or alter a building, including temporary structures for
    the purpose of exhibitions, trade fair or circus or execute any of the works other than
    repairs, as specified in Sections 299, 304 or 312, of the Act, shall give an application in
    writing to the Authority in the Form set forth in Schedule II and such application shall be
    accompanied by plans, documents and information as required hereunder.
    3.2.(1) Title deed/possession certificate – A copy of the title deed or possession certificate
    of the property, issued a competent authority.
    3.2.(2) Property card and latest assessment book extract – A copy of the property card
    along with the sketch issued by the Department of Survey and Settlement, and Land
    Records (City Survey) and latest assessment book extract issued by the Corporation
    indicating the measurements of the property .
    3.2.(3) Upto date tax paid receipt – The receipt for having paid up to date property tax to the
    Corporation shall be enclosed.
    3.2.(4) Previously sanctioned plan – Attested copy of the previously sanctioned plan if the
    application is for addition/ alteration/modification to the existing building. If the applicant
    for any reason cannot produce the previously sanctioned plan of the existing building,
    then in such cases the plan of the existing building along with site plan, etc., will have
    to be submitted.
    3.2.(5) Drawings – The following drawings in ammonia prints. One drawing on tracing cloth /
    polyester tracing film shall be enclosed in addition to the ammonia prints.
    3.2.(5.1) Key plan – A key plan drawn to a scale of not less than 1 in 10,000 showing the
    boundary locations of the site with respect to neighbourhood landmarks.
    3.2.(5.2) Site plan – Site plan drawn to a scale of 1:500 for sites of area upto one hectare and
    1:1000 for sites of area more than one hectare. The site plan shall indicate the
    following, namely:-
    a) title of drawing consisting of the property number of the site name of the block,
    street or road in which the site is situated, number of the site if situated in an
    approved layout, and reference number of such approval with the use of the
    building;
    b) the boundaries of the site and of any contiguous land belonging to the owner
    thereof;
    c) the north direction relative to the plan of the building;
    d) the name and description of the adjacent roads, street, or lanes, if any, with the

  • FIR How To File In Person Online.

    We hear a lot of talk about FIR or The First Information Report.

    The FIR is an important Document that is needed  for any case.

    Slightest mistake can prove costly.

    This has to be filed in the Police Station under whose jurisdiction the area of Crime falls.

    If the Policeman a Police Station refuse to file case citing jurisdiction problems , file it with the Commissioner’s Office wherever it is available or file Online.

     

    It must be filed immediately. Cause for delay may be mentioned, if there is any.

    2. If given orally, it MUST be taken down in writing and explained to you by the officer in charge, at a Police Station within the jurisdiction of which the offence has taken place.

    3. There should be four copies recorded simultaneously, with carbon sheets in place.

    4. Recorded in the first person.It may be filed in English or in your Regional Language.

    5. Avoid complicated, technical words, terminologies , unnecessary details and more importantly do not offer your views.

    6.No overwriting or coring out.

    7. Ensure that the arrival/departure time is mentioned in the FIR and in the Daily Diary Register at the Police Station

    8. It must contain authentic information, including these necessary bits of information:

    – What information do you want to convey?
    – In what capacity are you providing the information?
    – Who is the perpetrator of the crime?
    – Who has the crime been committed against – victim /complainant?
    – When was it committed (time)?
    – Where was it committed (specific place /locality/area)?
    – Why do you think it was committed?
    – Which way (actual process involved) was it committed?
    – Were there any witnesses? (Names will be required here.)
    – What were the losses? (Money /valuables/ possessions /physical damage etc.)
    – What were the traces at the scene of the crime? (Weapons/evidence if any.)

    9. After completion, you MUST carefully read the document and sign it.

    10. It must be recorded by the officer in the book maintained for this purpose by the State Government.

    11. You have the right to and must get a copy of it for your records.  You are not required to pay for the same.

    12. You are not required by law to give an affidavit.

    Obtain a copy the FIR and remember the FIR Number.

    Scan the copy and keep it in GDrive or in any form in your computer for safety.

    Ensure that you have a witness while you fill out the FIR.

    Be respectful to the Policemen.

    Do not throw your weight around.

    This will complicate issues.
