  • Khatha Certificate For Property Registration, Transfer. How

    Khatha is the  Document required for Registration,Ownership and Transfer of Property.

    This is the most important Document in Bangalore Metro(BBMP).

    What is Khatha Extract:?

    Khatha Extract is entering detail of the Property from the assessment register.

    The extract is required to get a trade license, or to buy a particular property.

    It has the details of the property like the name, size of the property, use of the property (commercial purpose, residential), annual value, when assessed last.

    Who Should Obtain Khatha:

    All property owners/holders who hold property within the BBMP jurisdiction are eligible to obtain a Khatha.

    How To Get Khatha?

    1.Get a notarized Copy of the Sale Deed.

    This can be obtained from a Notary for a fee of rs 100 to 300.

    2.Fill up the Khatha  Form. Link provided to wards the end of this Post.

    3.The Application Fee is Rs.10.

    4.Get the acknowledgement, it is in the Form of Registration

    .5.Documents to be submitted with the Khatha Application.

    1. i. Title deed (Re-conveyed documents from BDA in case of BDA re-conveyed areas)
      ii. Tax paid receipts and Khatha details
      iii. Sketch of your property showing its boundaries and location of site
      iv. Improvement Charges
      v. National Saving Certificates for Rs.200/-
      vi. Encumbrance certificate for vacant sites
      vii. Flow chart of titleDocuments required for property of land type- BDA / KHB Layout

    i. Title deed or Possession certificate
    ii. National Saving Certificates for Rs.200/-
    iii. Encumbrance certificate for vacant sites
    iv. Flow chart of title.

    1. Issues of demand note: Generally it takes 15 days to process your application. You have to keep enquiring till the Demand Note is issued in your favour. The amount of Registration Fees to be paid is indicated in the demand note.
    1. Seek Information: After 2 months if there is still no activity then file an RTI to seek information on the status of the Khata Registration.
    2. Assessment of Property by Officials: The BBMP Revenue in-charge and Assistant Revenue Officer will personally visit the property to assess it. Please note that if the property is assessed as commercial and reads as ‘Rented Out’,  the Property Tax is twice the normal property tax amount payable.
    3. Khata Registration fee: After the property is assessed, the BBMP formally communicates this to you while mentioning the property dimensions (in sq. feet), its value as per BBMP assessment and the tax liability thereon.
    4.  One is also provided with a notice mentioning the same and informing you to pay the Khata Registration fee – 2% of the property value as Khata Registration fee (this is 2% of the value mentioned in the Sale deed).
    5. Once you pay the Khata Registration fee, in about 1-2 weeks, you will receive the notice for paying the pending property tax.
    6. Without this the Khata Extract will not be issued in your name. But if you have reached this point it means the Khata has been technically registered on your name.

  • ‘Business’ Is People

    One of the reasons I read  more than five times the Godfather by Mario Puzo is the gems he throws on Life in such a story.

    One is, as Vito Corleone lay dying he opens his eyes and says ‘Life is Beautiful‘ before he breathes his last.

    If one can say this, in an ordinary lives , how great it would be!

    It is the accepted norm of the Mafia for any action if it is unpleasant , or even Murder, ‘ it is business, nothing personal’, even if the affected party is a blood relative.

    But Vito Corleone says . nothing in the world is Business, every thing is personal’

    How true!

    I was reminded of this when I watched a wonderful film “Immanuel‘ in Malayalam, starring Mammotty.

    The film revolves around the shenanigans and corrupt practices of the Corporate.

    I recommend this film for the sensitive and the socially conscious,

    Those who do not know the language ,watch it with sub titles.

    Now on to the post.

    Today success is Money and Money is profit.

    Profit runs the world Governments and Corporate.

    Men and women are driven by this.

    Ambition not in proportion with talents or disposition has replaced values.

    The word professionalism has come to mean insensitivity and inhuman behavior towards people, while mouthing inane words to the contrary.

    Employees are Colleagues, peon, Junior executives and CEO are all equal for they are working in a Parallel hierarchy, they say.

    Employees are advised to call even the CEO by  name because it is informal and the Company is a Family!

    Watch the Family rallying around you when they  push you beyond what you can.sack you for nor no reason.

    Try addressing the higher officials by first name a couple of times and watch his attitude towards you.

    Again the Customer is King, in theory, for fooling the public and the employees alike.

    See how they are lied to misled, cheated or even listen to after they pay up .

    There are Vision statements and Mission statements, mostly written by an ad agency; no body cares or no body knows what it is all about.

    What drives, in the name of professionalism, efficiency, dedication, commitment.. all a sham, nothing but plain Greed for money.

    Career planning and advancement is the Motto.

    The casualties-Humaneness,Concern for others, disrespect , arrogance, lying, (called sales strategy and customer management) for others all in the name of Professionalism.

    Career advancement, more money, working 24×7, food play social activity hypothetical to a nameless entity called Money.

    Look at the misleading ads for consumers, corrupt departments taking a cut in Life threatening situations, Doctors accepting Cash from Corporate, Pharma , Insurance companies for inserting a technical word in a Medical report for Insurance.

    The last one will come to know when one goes for medical claim.

    The list of inhuman actions is endless,

    Of what use money is or Career is when you can not spend your time with your family and friends, without helping others when you can?

    In this mad rush , you forget, and realize after  you are forty that you have money but, no people for you.

    The honchos who parrot Corporate and Business as their vital breath, pause, Business is for People, in fact -Business is People.

  • Indane Gas Change Of Address Procedure

    The following procedure  is to be followed for change of address.

    In the same city.

    1.Check whether the new address is being served by  your old distributor.

    2.If not, go to your present gad Distributor and surrender your Gas Cylinders and get the new address registered.

    You need not surrender the Regulator for change of address the same city.

    3.Carry the following documents.

    a)Your Gas Voucher.

    b)Your Gas Bill (preferably the latest one you received on Delivery)

    c) Gas Book.

    d)Proof of address.

    Any of the following documents which has your new Home address.

    Aadhaar

    Ration Card.

    Telephone(land Line Bill.

    Electricity Bill.

    Bank Statement.

    Lease deed of the premises , containing the name of the person in whose name the name is registered.To be safe, always ensure that the name of the person in whose name the Gas connection is obtained is included in the rental agreement.

    In case of Own Home, get a copy of the Flat allocation letter from the builder/House tax receipt/copy of the sale deed/construction agreement.

    It is better to get your Aadhaar Linked to your Bank and Gas account.

    For the entire process, you have to fill out a form.

    Ensure that your details are uploaded in the system at the office, get new Gas Voucher in lieu of the old one you surrender.

    You can book from the next day.

    Transferred to another city.

    Follow the same steps, but have to surrender the Cylinders and the Regulator.

    I”n case you are shifting your residence, you may follow either of the following options :-

    Within the same distributor’s area of operation — 
    Advise your distributor your new address with supporting proof of residence so that he effects the change in his records and your future supplies shall then be sent to your new place of residence.

    Within the same town —
    In case your present distributor does not service your new place of residence, you may approach your Indane distributor with your original Subscription Voucher (SV). The distributor shall prepare a transfer termination voucher (TTV) for the place of your new residence. You can then approach the nearest Indane Distributor serving your new place of residence along with proof of residence, TTV and DGCC booklet (Domestic gas consumer card) The distributor shall prepare a Transfer Subscription voucher (TSV) against your TTV and shall provide you a new consumer number. These details will be updated in your DGCC booklet, (Domestic gas consumer card) .

    In this case of a shift of residence within the same town you are not required to surrender your equipment. Hence you need to carry your Indane domestic cylinder and pressure regulator to your new residence.

    While getting transferred out of town — 
    In case you are transferred outside the town, you are required to surrender your Indane equipment viz. cylinder and pressure regulator to your Indane distributor. In such a case, you may approach your Indane distributor with your Subscription Voucher (SV) or Transfer Subscription Voucher (TSV) as the case may be & Domestic Gas Consumer Card (DGCC) along-with your Cylinder/s and Pressure Regulator. The distributor in turn will prepare a Termination Voucher (TV) in your name for your new place and refund the deposit held against the Cylinder/s and Regulator. You will also be guided to the nearest Indane distributor for future service. At the new place you can approach the nearest Indane distributor for resuming your Indane supplies.

  • ‘Default Condition’ Warranty ,Guarantee Fine Print

    I have been in marketing long enough(40 years) to be aware a Warranty or a Guarantee is assured by a Manufacturer to promote the Product.

    There is no the intention of replacing your products even in cases when they are defective, excepting to use this point, whether they mean it or not , as USP.

    Every effort is made by the Manufacturer to avoid servicing or replacing a defective product.

    So the Fine Print comes into Play.

    The Fine print mentions so many Clauses couched in a Legal Language which even a Judge would find it difficult, he might probably need a translator to understand when he hears/decides a Case!).

    Yesterday me and my son visited an Upholstery Dealer,Favaro World, near Whitefield,Bangalore,as  the Upholstery of the  Driver’s  seat was developing Blisters and was in the process of coming away.

    And this was under Warranty.

    When my son explained the problem to the dealer, he did not even wait for my son to complete his narration.

    The Man in charge the Proprietor, started speaking in Hindi, then I what he thought was very good English,an d said

    I knew the problem as I saw you Driving in.

    ( The Car is not visible from his seat in the Shop)

    I know your problem.

    You wear Jeans,have Pant pockets behind(where else!)

    You keep Pens( which IT guy uses a Pen now),Notes(?) .

    The Jeans have button in the hip Pocket and as you sit , drive and come out of the Car(how else  can one drive a Car?).

    The Metal part of the Button cuts the leather,

    My son argued and the Dealer continued.

    I interrupted saying that if the cuts were the result of wearing a Jeans with Pocket, it must have appeared in all the seats.especially the other seat in the front, where me or my daughter in law sit, both of us wear Jeans, which is not the case.

    Again if the cut has been made because of one wearing Jeans, the Angle of Cuts in the Upholstery must be only Upward  Slashes, not downward cuts.

    In my opinion, the leather has some quality problem and would he repair it as it is under Guarantee/Warranty”

    The man replied, continuing where he had left as though if have not spoken,

    ‘Uncle(Polite term in India to indicate, You Old Geezer!), ,

    The Guarantee is for ‘Default Condition of the Product”

    I was stunned.

    Default condition in my limited Knowledge of English, is the original State’

    So the guy will replace the product if I return the product in its original condition.

    That is without using , irrespective of how many months earlier I purchased it!

    That’s Fine Print for You.

    The basic meaning of Guarantee means the product is free from manufacturing defect and hence the new product is replaced by new product while the term Warranty the product supplied or sold cannot be exchanged by new but could be repaired at manufacturer’s costs.

    “Guarantee refers to the performance postsale . It means that the manufacturer stands behind the product like a guarantor to a loan. It is a formal promise, like a contract, that if the performance is below par, the goods will be repaired or replaced or the money refunded.

    Warranty relates to the sale of goods and will say that it is of a particular standard. A warranty is a promise that refers to more tangible things, like parts of the product or machine. It promises that the motor in a juicer will function smoothly for a year or two. If it doesn’t , the manufacturer will repair or replace the motor. Both relate to performance and, in a sense, overlap. To illustrate, a burglar alarm product that offers a facility to link your alarm to the police for a higher fee, is offering you a warranty. But there is no guarantee that the police will come!

    There are implied warranties and express warranties. Implied warranties cover merchantability and fitness for a particular purpose. The former is a promise that goods sold will perform as expected. Your cell phone should offer clear communication. If it doesn’t , then it is not fit for sale.

    The latter is fitness for the purpose. When you buy a pair of children’s shoes, it should be fit for the purpose and withstand the rough and tumble of the playground. If it gives way, put it in writing and demand repair or replacement from the seller.

    Express warranty is explicit. It is a voluntary commitment to remedy defects and malfunctions if they arise. Express warranties can take a variety of forms, oral or in writing, ranging from advertising claims to formal certificates. In the US, the Warranty Act requires the manufacturers and sellers to state what is covered and not covered, and the duration of coverage. They must specify whether the company will repair, replace or refund and how to get the service so that consumers can choose the best combination of price, features and warranty coverage.

    ‘Satisfaction guaranteed or money back guarantee‘ must be used only if the manufacturer is willing to provide full refunds to customers when, for any reason, they return the merchandise. Lifetime warranty must specify whether it refers to the lifetime of part, product or the consumer.’..

    Legal Implication of Guarantee and Warranty.

    Guarantee

    • A guarantee is usually free and is a promise about an item by the manufacturer or company
    • It’s a promise to sort out any problems with a product or service within a specific, fixed period of time
    • Whether you paid for a guarantee or not, it is legally binding
    • The guarantee must explain how you would make a claim in a way that is easy to understand
    • It adds to your rights under consumer law
    • It will take effect whether or not you have a warranty

    Warranty

    • A warranty acts like an insurance policy for which you must pay a premium – Sometimes a warranty is called an ‘extended guarantee’
    • May last longer than a guarantee and cover a wider range of problems
    • A warranty is a legal contract
    • The terms of the contract should be clear and fair
    • Does not reduce your rights under consumer law
    • A warranty can be in place with a guarantee
